If you fancy life in the sky, Miami’s condo living scene might be perfect for you. In addition to the current condominiums there, Miami will see a host of beautiful new condo buildings over the next few years. Check out this sneak peek at what’s on the horizon.

Downtown Miami

E11even Residences Beyond launched sales in November of 2021, after completely selling out their first tower. This project will rise 65 stories over downtown and hold 461 ultra-luxury units. Residents can enjoy a pool and helipad on the rooftop, as well as a sky bridge to its twin tower next door.

Casa Bella will bring the “art of Italian living” to Downtown. At 57 stories with only six or seven residences per floor, this tower will have a private observatory, multiple pools, an open-air yoga lawn, and a work-from-home lounge.

If you’re looking for a pied-à-terre or winter home, 501 First Residences might be for you, with its zero rental restriction policy, friendly to those who might wish to sublet or home share. Likewise, District 225, which will be 37 stories and feature numerous spa and sports amenities, will have a similar policy.

Expected to break ground in the middle of this year, the 70-story Okan Tower will house Hilton Hotel & Resorts suites on the lower levels with residences above. Buyers can expect a wealth of health and wellness features, plus a rooftop sky deck.

One Herald Plaza is the planned site of Resorts World Miami, with three 649-foot towers. In addition, the vision is to add a baywalk, marina, and monorail to Miami Beach.

Brickell

Baccarat Residences will be coming to the area near Brickell City Centre. Partnering with the eponymous crystal makers, Related Group has engaged Arquitectonica to design three towers that will resemble waves and bring sumptuous French living to 1,400 units with rotating art galleries and resort elements.

The St. Regis Residences will be launching sales early this year for a project also developed by Related Group. Two towers will rise 47 and 48 stories high and feature bespoke residences with interiors by the Rockwell Group of New York. Of course, there will also be a host of luxury amenities included, such as the St. Regis signature butler service, in what will be Miami’s most expensive condo project to date.

A supertall tower of 1,049 feet will be going up at 888 Brickell Avenue. Major will offer 259 luxury condos and cater to foodies, with an array of food and beverage amenities onsite.

Supertalls and record-breakers look to be the wave of the future for Brickell, with numerous other towers in the works to join MAJOR:

  • 1,049-foot Supertall Towers by Norman Foster on Brickell Bay Drive, with 550 residential units and 220 hotel rooms, plus a vast amount of commercial space and parking
  • Three-Tower Luxury Development, created by Mast Capital and the Boston-based Rockpoint Group, offers 1,000 residences in the Financial District
  • 1,049-foot Supertall Condo Tower at 609 Brickell Avenue, a waterfront site
  • 1428 Brickell 1,049-foot Supertall, expected to provide luxury residences and hotel-style services

Also coming to Brickell will be One Brickell City Centre, adding to the existing properties there, Lofty Brickell, which will use green technology to reduce its carbon footprint, Smart Brickell’s third tower, and Brickell Gateway’s mixed-use tower.

Miami Beach

South Beach will soon offer quite a menu of high-rise condos. Coming to the ever-popular resort area will be:

  • Five Park Miami Beach, with 98 condos on 48 stories and 50,000 square feet of luxury amenities
  • Urbin Miami Beach, featuring a mix of live + work + wellness spaces
  • Ritz-Carlton South Beach Condo Tower, merging with a renovated Sagamore Hotel for 50 condo units spread over 17 stories on the beachfront
  • Shore Club Hotel Restoration with New Condo Tower, providing 54 residences and 50 hotel rooms

The Aman Residential Tower will have new ultra-luxury condos in its 16-story high tower in the Mid Beach area. Dwellers there will appreciate the rooftop restaurant and bar, as well as the world-class spa, as part of a restoration of the historic Versailles hotel and construction of a new tower next door.

Also planned for Mid Beach are 4000 Alton Road, adding to existing residential units in the complex, and a stunning Rem Koolhaas-designed Condo Tower on Ocean Drive. The latter will replace the old La Costa condos and offer a 19-story tiered luxury development with incredible landscaping.

Ocean Terrace will bring 20 stories of living space to North Beach as part of a renovation of the historic Broadmoor and Ocean Surf hotels. With sales expected to begin in 2022, this MiMo-style project designed by Revuelta Architecture International has 75 luxury residences planned, along with an oceanfront park.

Coconut Grove

One new high-rise development is coming to the Coconut Grove neighborhood. The Mr. C Residences Tigertail Tower will complement the Mr. C Residences Bayshore Tower, designed by Arquitectonica. Shaped like a sail and rising 21 stories, this tower will feature luxury finishes and the utmost in land and nautical amenities, such as a rooftop pool, spa, fitness center, billiard room, playroom, business lounge, library, and concierge services for the tower and marina. This location is terrific if you like everything right outside your door, as this stretch of Bayshore Drive is considered one of Miami’s “most walkable” neighborhoods.

In addition, Major Food Group, bringing Brickell the Major supertall condo tower, has opened an all-day dining destination, Sadelle’s, in Coconut Grove. Named for the co-founder’s great grandmother, the hit restaurant echoes the New York concept, offering breakfast, lunch, and dinner from its highly touted menus. Move into Tigertail Tower, and you can enjoy this popular eatery any time you like.

Coral Gables

Coral Gables has several new residential construction projects in the works. As well as the Seville-inspired low-rise Gables Village, a tribute to founding developer George Merrick, Ponce Park Residences will feature 16 stories of luxury Mediterranean-style residences with mixed-use lower levels to blend with the city’s gorgeous layout.

Ambienta Coral Way will replace two old apartment buildings on Third Avenue with eight stories holding 79 condos. This project is led by Ambienta Developers, based in Chile, and will showcase a glass observation deck on the roof, as well as a gym and business center. The acclaimed firm Revuelta Architecture International is behind the design.
